The lower level has a third bedroom and bathroom, featuring a queen size bed and offering quiet sanctuary. The home has additional storage space on the lower level for toys, tools and fishing gear.
The home is equipped with 10,000 gallon water storage tanks which are fed by guttering, which catch rain water from the roof, and a salt water well which currently supplies water to flush the toilets and conserves the fresh water. However, a small R/O water maker could be installed effortlessly, to supplement during the dry months.
Additional amenities include central air-conditioning throughout the main floor and a ductless mini-split air-conditioner on the lower floor. The home has hurricane shutters for all doors and windows.
"Southern Breeze" is a few short steps to it's private deeded dock slip in the community marina, which is very sheltered and secure. The marina is literally 5 minutes to Tilloo Cut which lets out into the ocean at one of the best fishing spots on the Eastern Seaboard. Another 5 minute boat ride will take you to Elbow Cay for grocery shopping or an evening meal. Even closer you can go for dinner and a few drinks at Cracker P's, located right on Lubbers Quarters and close enough to walk to. Across the water is the world famous Tahiti Beach sand bar, and there are also 2 quiet beaches you can visit within a 2 minute walk from the house.
