ATLANTIC COVE COVENANTS All homes to exceed 1,500 sq ft. All building plans to be approved by the developers to ensure conformity of desired standards. No multi-family buildings – however in addition to the main home one guest cottage may be built providing it exceeds 800 sq. ft. All buildings to be at least 50ft from the road and at least 15 ft from each side boundary – except the set back for the side of corner lots need only be 15 ft. No minimum set back applies to the beachfront.

Every effort should be made to preserve the natural vegetation. No structure may be constructed on the beach that would obstruct the peaceful use by other residents – except residents of waterfront lots may construct a sea wall at the boundary of their property. No resident shall destroy, or remove any vegetation from the beach or the landscaping along the roads, except as agreed by the owners association. No front walls to be constructed to exceed 4 ft high. No clothes lines, garbage bins or other unsightly items are to be visible at the front of the house. No animals are permitted except “domesticated” or house kept animals, however dogs may be permitted outside the house as long as the property is enclosed. Absolutely no pit bull dogs or other animals deemed ‘ferocious”, whether the property is enclosed or not. Construction is to be completed within 3 years of closing otherwise the developers have the right to buy back the property at the original purchase price.

All property owners are to be a part of the homeowners association which would have the power to levy fees as required for the ongoing maintenance of roads, verges and beach and other common activities as may be appropriately determined.
